Navbharat Niwas Private Limited (“Company”) offers an exclusive Buyback Option to eligible customers purchasing plots in the projects covered under this scheme.
Under this facility, an eligible Customer may offer the concerned plot back to the Company after completion of the applicable Lock-in Period and fulfillment of all applicable terms and conditions.
Subject to eligibility, acceptance and completion of all required formalities, the Company shall purchase the eligible plot at a consideration providing 30% appreciation on the Basic Sale Price (BSP).

The Buyback Option is applicable only to bookings made on or after 1 August 2026, subject to these Terms & Conditions and the applicable contractual documents.
2. Buyback Request at the Time of Allotment
The Customer who wishes to avail the Buyback Option shall submit a Buyback Request at the time of allotment of the plot.
The Buyback Request shall indicate the Customer's intention to avail the Buyback Option and may include the applicable Payment Plan and other relevant booking details.
Based on the Customer's Buyback Request, the Company shall prepare and execute a Buyback Agreement with the Customer setting out the applicable Buyback terms, Lock-in Period, Payment Plan, Buyback Consideration mechanism and other applicable conditions.
Important
Submission of the Buyback Request and execution of the Buyback Agreement at the time of allotment does not mean that the Buyback is completed or that the Company is immediately obligated to purchase the plot. The actual Buyback shall be processed only after completion of the applicable Lock-in Period and fulfillment of all eligibility conditions.
3. Eligibility
The Customer shall be eligible to exercise the Buyback Option only if all applicable conditions are satisfied, including:
The booking was made on or after 1 August 2026.
The Customer submitted the Buyback Request at the time of allotment.
The applicable Buyback Agreement has been duly executed.
100% of the applicable sale consideration and required contractual dues have been received and cleared by the Company.
The applicable Lock-in Period has been completed.
The Customer has complied with the applicable Payment Plan.
No installment has remained unpaid for more than 45 days from its respective due date.
All applicable dues and charges have been cleared.
The plot is free from unauthorized encumbrances or third-party interests.
All required documents and formalities have been completed.
The Customer remains compliant with the applicable Agreement for Sale/BBA, Buyback Agreement and applicable law.
4. Lock-in Period
The Lock-in Period shall commence only from the date on which 100% of the applicable sale consideration and required contractual dues have been received and cleared by the Company.
The Booking Date and Allotment Date shall not be considered for calculating the commencement of the Lock-in Period.
Applicable Lock-in Periods:
The Customer shall become eligible to exercise the Buyback Option only after completion of the applicable Lock-in Period calculated from the 100% Payment Clearance Date.
5. Payment Plan
The Buyback payment shall be made according to the same Payment Plan applicable to the Customer's original booking.
The applicable Payment Plan may include:
The Customer shall not be entitled to demand Buyback payment under a different Payment Plan. Any modification to the original Payment Plan shall be valid only if formally accepted and recorded by the Company in writing.
6. Payment Discipline
Timely payment under the applicable Payment Plan is mandatory for Buyback eligibility.
The Company shall allow a maximum 45-day grace period from the respective installment due date. If any installment remains unpaid for more than 45 days from its respective due date, the Customer shall become ineligible for the Buyback Option.
Subsequent payment of such overdue installment shall not automatically restore Buyback eligibility unless the Company expressly confirms otherwise in writing.
7. 100% Payment Clearance
The Customer must complete 100% payment of the applicable sale consideration and required contractual dues before the Lock-in Period can commence.
100% Payment Clearance Date = the date on which the Company records receipt and clearance of 100% of the applicable sale consideration and required contractual dues.
The Company's official payment records shall be used to determine the 100% Payment Clearance Date.
8. Buyback Consideration
The Buyback Consideration shall be calculated as:

Illustrative Example
The example is illustrative only. The actual Buyback Consideration shall be determined from the Customer's official contractual records.
9. EDC, IDC & Other Charges
EDC and IDC shall not form part of the base for calculating the 30% appreciation.

30% × (BSP + EDC + IDC)

10. Complete Buyback Process
Booking & Allotment
The Customer books and is allotted an eligible plot under a Payment Plan offered by the Company.
Buyback Request
At the time of allotment, the Customer submits a Buyback Request indicating the intention to avail the Buyback Option.
Buyback Agreement
Based on the Buyback Request, the Company prepares and executes the Buyback Agreement with the Customer, recording the applicable Buyback terms, Payment Plan, Lock-in Period, Buyback Consideration mechanism and other applicable conditions.
Payment Completion
The Customer completes 100% payment of the applicable sale consideration and required contractual dues.
Lock-in Commencement
The date on which 100% payment is received and cleared becomes the Lock-in Start Date.
Lock-in Period
The Customer completes the applicable 5-year Lock-in Period for Navbharat Shivani Residency; or 3-year Lock-in Period for Navbharat Shivani Vatika 11th and Navbharat Shyam Bhumi.
Eligibility Verification
After completion of the Lock-in Period, the Company verifies the Customer's eligibility including Booking Date, 100% Payment Clearance Date, Lock-in Period, Payment Plan, payment history, 45-day payment-delay condition, outstanding dues, maintenance charges, plot status, documentation and compliance.
Dues & Documentation
All applicable dues must be cleared and all required Buyback documents and formalities must be completed.
NOC
Subject to satisfactory verification, the Company shall issue the required NOC for completion of the Buyback.
Buyback Consideration
The Company calculates the Buyback Consideration as BSP + 30% of BSP, with the 30% appreciation calculated exclusively on BSP.
Buyback Approval & Completion
After completion of all applicable conditions, documentation and formalities, the Company shall accept and complete the Buyback transaction.
Buyback Payment
The approved Buyback Consideration, after applicable deductions, adjustments, taxes and statutory requirements, shall be paid/disbursed to the Customer in accordance with the Payment Plan applicable to the original booking.
Transfer / Relinquishment
Upon completion of the Buyback, the Customer shall transfer, relinquish or surrender their rights and interest in the concerned plot in accordance with the executed Buyback documentation and applicable law.

12. Conditions for Completion of Buyback
Before completion of the Buyback:
100% applicable payment must have been cleared.
The Lock-in Period must have been completed.
All applicable dues must be cleared.
Maintenance charges must be cleared.
The Customer must have complied with the applicable Payment Plan.
No installment may have exceeded the permissible 45-day delay.
The plot must be free from unauthorized mortgage, lien, charge, encumbrance, attachment or third-party interest.
Required documents must be executed.
Required NOC must be obtained.
The Buyback must be formally accepted by the Company.
13. Transfer / Assignment
The Buyback Option is intended for the Customer/allottee recorded in the Company's official records.
The Buyback Option shall not automatically transfer to any subsequent purchaser, transferee, nominee, assignee or other person unless expressly permitted by the Company in writing and subject to applicable law and contractual documents.
Any unauthorized transfer or assignment may affect Buyback eligibility.
14. No Double Benefit
Upon completion of the Buyback, the Customer shall relinquish/transfer their rights and interest in the concerned plot in accordance with the executed documentation.
The Customer shall not be entitled to simultaneously:
retain ownership or interest in the plot; and
receive the Buyback Consideration.
After completion of the Buyback, the Customer shall not have any right to reclaim or demand re-allotment of the same plot, except for rights expressly available under applicable law or executed documentation.
15. Taxes & Statutory Deductions
Any applicable taxes, duties, levies, TDS/withholding requirements or statutory deductions shall be dealt with in accordance with applicable law.
Where the Company is legally required to make any deduction, such amount may be deducted before releasing the balance Buyback Consideration.

The Company's official records shall be used to determine:
In case of any discrepancy, the Customer may be required to provide documentary evidence for verification.
17. Buyback is Subject to Final Verification and Acceptance
Execution of the Buyback Agreement at the time of allotment does not constitute completion of the Buyback.
The actual Buyback shall be processed only after:
completion of 100% payment;
completion of the applicable Lock-in Period;
verification of Buyback eligibility;
clearance of applicable dues;
completion of required documentation;
issuance of the required NOC; and
fulfillment of all other applicable conditions.
18. Amendment / Discontinuation
The Company reserves the right to modify, amend, suspend or discontinue the Buyback Option for future bookings, subject to applicable law and contractual obligations.
Such modification shall not automatically affect rights already accrued under a duly executed contractual arrangement, except as permitted by applicable law and the relevant contractual documents.
19. Force Majeure & Legal Restrictions
The Buyback shall remain subject to applicable laws, government directions, court orders, regulatory requirements, authority approvals and circumstances beyond the reasonable control of the Company.
Where such circumstances materially affect the Buyback, the transaction shall be dealt with in accordance with the applicable Buyback Agreement and applicable law.
20. Governing Law & Dispute Resolution
The Buyback Facility shall be governed by the applicable laws of India and the laws applicable to the concerned project.
Any dispute concerning the Buyback shall initially be attempted to be resolved amicably between the Customer and the Company.
If the dispute cannot be resolved amicably, the parties shall have such rights and remedies as are available under the applicable contractual documents and applicable law, including before the competent regulatory authority, tribunal or court, as applicable.
Nothing herein shall restrict any mandatory statutory right or remedy available to the Customer.
21. Precedence of Documents
The website Terms & Conditions provide the general framework of the Buyback Facility. The specific Buyback transaction shall be governed by:
Applicable law;
Applicable regulatory requirements;
Duly executed Agreement for Sale/BBA;
Allotment Letter;
Applicable Payment Plan;
Buyback Agreement executed between the Company and the Customer; and
Other related documents executed between the parties.
In case of any inconsistency, the applicable executed contractual documents and mandatory provisions of law shall prevail.

Important Disclaimer
The Buyback Option is a contractual facility offered by Navbharat Niwas Private Limited to eligible customers in the specified projects and is subject to the terms, conditions, eligibility requirements and applicable contractual documents.
The 30% appreciation is calculated exclusively on the Basic Sale Price (BSP). EDC, IDC and other excluded charges do not form part of the appreciation calculation.
The Buyback Request is submitted at the time of allotment, based on which the Company may prepare and execute the applicable Buyback Agreement.
The execution of the Buyback Agreement does not constitute immediate completion of the Buyback. The actual Buyback shall be processed only after 100% payment clearance, completion of the applicable Lock-in Period and fulfillment of all eligibility and documentation requirements.
The Lock-in Period shall commence from the date on which 100% of the applicable sale consideration and required contractual dues have been received and cleared by the Company, and not from the Booking Date or Allotment Date.
The Buyback payment/disbursement shall be made in accordance with the Payment Plan applicable to the Customer's original booking, subject to the Buyback Agreement, applicable deductions, adjustments, statutory requirements and applicable law.
The Buyback Option does not constitute a guarantee of future market appreciation or investment return.
The information published on this website describes the general Buyback Facility. The final rights and obligations of the Company and Customer shall be governed by the applicable executed contractual documents and applicable law.
